No matter what type of home you’re selling, there are a few key steps you should take to prepare to list it. I’m not saying to give your home an entire remodel. The following are simple ways you can improve your home and make it appealing to potential buyers.
Refresh with Paint
It’s no surprise that painting a room gives it a whole new feeling. What’s so important though, is that buyers will see that as not only visually appealing, but something they don’t have to do – right away. You want to use a neutral color palette so a buyer’s furniture and decor will blend. Buyers would rather move into a home that is freshly painted with neutral colors than feel like they would have to paint as soon as they move in.
Lighting is Key
Never underestimate the effect the right lighting can have on a space. It can make a small room appear larger, more welcoming, and it can be used to highlight a feature in a room. Light up the basement, dark hallways, the laundry room, eating areas, and bathrooms.
Update the Flooring
If you’re carpet is faded, stained, or damaged, it’s time to consider a flooring update. Most home buyers are looking for hardwood flooring, so this could be just the change a space needs to impress them. If you currently have hard wood but it is looking tired, dull, or scratched, consider your options for cleaning it or updating it.
Fix Minor Issues
You want buyers to see your home as well maintained and cared for. Visit each room in your home and take care of minor issues like a leaky faucet, missing trim, cracked windows, blown out light bulbs, cracked outlet and switch covers, and anything else that would cause a buyer to think you haven’t maintained your home. The more minor issues a buyer finds, the more they are deterred from your home.
The cleaner your home is, the better buyers will feel moving from room to room. Clean the windows (inside and out), mop the floors, dust, vacuum every inch of carpet, clean the bathrooms (a biggie), the kitchen appliances, and clean up anything left behind by pets. Now is a good time to go through the refrigerator. Get rid of anything expired. Clean the shelves and put items you’re keeping back in an organized way.
Always remember that potential buyers are seeing your home for the first time. What may have been perfectly acceptable to you may be a turn off for buyers. These five steps are great start to getting your home ready to list for sale. Also remember that most home searches start online, so the pictures of your home need to look their best. That can only happen if your home looks its best!
