8 Tips for Disputing Credit Report Errors

Dispute Credit Report ErrorsYour credit plays one of the largest roles in obtaining a mortgage.  From the interest rate to the amount of the loan, accurate information on your credit report is key to the home buying process.

Let me start by saying that tip #1 is to check your credit report every year. Don’t wait until you’re ready to start the pre-approval process. How are you going to know if the information on your report is accurate if you don’t check it?

Tips for Disputing Errors on Your Credit Report

  • Don’t wait to correct the errors! As soon as you’re aware of a mistake, start following the steps to dispute it.
  • Assume the error is on each of your three credit reports and check them right away to confirm.
  • Closely check your reports for any other errors. Don’t assume this is the only one.
  • Be able to prove the error. Depending on the nature of the mistake, you may need things like receipts, credit card statements, phone bills, or other proof.
  • Be prepared to keep track of any and all correspondence regarding the credit report error. You could use one file folder for each of the three credit bureaus, keeping track of all phone calls, letters, emails; everything that happens during the dispute.
  • If the error involves identity theft like credit cards you didn’t open, put a fraud alert on your file. You do that by calling each of the credit bureaus and telling them individually. Find out what the procedures are to file your dispute. ALSO, file a police report and fill out a theft report with the Federal Trade Commission .
  • Be sure to file a dispute with the business that made the error, and find out what the correct procedure is to rectify the mistake.

You put time and effort into keeping your credit intact. Even a simple mistake on your credit report could hurt you, so don’t wait until you start house hunting to make sure everything is accurate!

The things to consider before buying this second home can be significantly different from buying your permanent home, especially if it’s going to be at the beach.

Here in Hilton Head Island, the beach homes for sale come in a variety of styles. From the lavish and luxurious to the comfy and laid back, the vacation homes are all unique in their own way, including the views!

Here are a few things to consider when making the decision to own a second home.

1. Always consider the long term
The length of time you plan to own this vacation home will play a part during the home search process. Are you planning to retire in Hilton Head Island someday or will this second home serve just weekend getaways? Depending on your long term goal, the type of home you choose will most likely be different.

2. Consider the additional costs
When talking with a client about a vacation home, I make sure to discuss the costs that go above and beyond just having a second mortgage. In addition to taxes, you must also consider homeowners insurance. Depending on where your vacation home is located, you may have to consider flood or fire insurance, as well as the maintenance of not just the house, but the entire property.

3. Do you plan to rent out your second home?
What do you plan to do with your home while you’re not there? If you plan to rent it out, there are tax considerations to think of. Be sure to research the laws about being a landlord.

4. Enlist the help of a local real estate agent
A local real estate agent will best know the area and will know what the market is like. Because buying a vacation home has many more aspects to the overall process, you’ll want someone who is experienced and has good references.

5. Don’t buy a vacation home on impulse
You need to take the proper time to research and know what you really want in a vacation home. Even if you fall in love with the area your visiting, resist the urge to sign on the dotted line. You want your vacation home to be a dream come true, not a regret because you didn’t do your research.
