5 Simple Steps to Prep Your Home For Sale

Steps to Prepare Home for SaleNo matter what type of home you’re selling, there are a few key steps you should take to prepare to list it. I’m not saying to give your home an entire remodel. The following are simple ways you can improve your home and make it appealing to potential buyers.

Refresh with Paint
It’s no surprise that painting a room gives it a whole new feeling. What’s so important though, is that buyers will see that as not only visually appealing, but something they don’t have to do – right away. You want to use a neutral color palette so a buyer’s furniture and decor will blend. Buyers would rather move into a home that is freshly painted with neutral colors than feel like they would have to paint as soon as they move in.

Lighting is Key
Never underestimate the effect the right lighting can have on a space. It can make a small room appear larger, more welcoming, and it can be used to highlight a feature in a room. Light up the basement, dark hallways, the laundry room, eating areas, and bathrooms.

Update the Flooring
If you’re carpet is faded, stained, or damaged, it’s time to consider a flooring update. Most home buyers are looking for hardwood flooring, so this could be just the change a space needs to impress them. If you currently have hard wood but it is looking tired, dull, or scratched, consider your options for cleaning it or updating it.

Fix Minor Issues
You want buyers to see your home as well maintained and cared for. Visit each room in your home and take care of minor issues like a leaky faucet, missing trim, cracked windows, blown out light bulbs, cracked outlet and switch covers, and anything else that would cause a buyer to think you haven’t maintained your home. The more minor issues a buyer finds, the more they are deterred from your home.

Cleanliness!
The cleaner your home is, the better buyers will feel moving from room to room. Clean the windows (inside and out), mop the floors, dust, vacuum every inch of carpet, clean the bathrooms (a biggie), the kitchen appliances, and clean up anything left behind by pets. Now is a good time to go through the refrigerator. Get rid of anything expired. Clean the shelves and put items you’re keeping back in an organized way.

Always remember that potential buyers are seeing  your home for the first time. What may have been perfectly acceptable to you may be a turn off for buyers. These five steps are great start to getting your home ready to list for sale. Also remember that most home searches start online, so the pictures of your home need to look their best. That can only happen if your home looks its best!

Reasons to Hire a RealtorThe benefits of hiring a real estate agent during the selling or buying process far outweigh any reason you may have for attempting to go through the process on your own.

When you add up the amount of information, negotiations, time spent, and knowledge needed, one real estate transaction could become a full time job. Let the person who specializes in real estate handle what they are experienced to handle so you can have the assurance the transaction goes as well as it should.

Reasons to Hire a Realtor

YOU: May not have the necessary negotiation skills required to converse and agree on a part in the transaction.
REALTOR: Has the required negotiation skills to not only save time, but ensure a smooth process.

YOU: May not know the right questions to ask to make sure you are not being “taken for a ride.” If it sounds too good to be true, it usually is.
REALTOR: A Realtor has the experience and the training required to ask the right questions and to know when something just isn’t right during the process.

YOU: May be unfamiliar with the neighborhood your moving into. This could affect you down the road in terms of safety, schools for your children, or availability of jobs.

YOU: May not be aware of the current market conditions which play a huge part in how you proceed whether you’re a buyer or seller.
REALTOR: A Realtor has the housing market knowledge necessary to make certain decisions, like how much to list your home for, what (if any) improvements or changes need to be made before listing, how much to offer on a home you like, area taxes, etc.

YOU: May not know what is needed to obtain a mortgage in the current market.
REALTOR: Will be up to date on changes in the mortgage rules, paperwork required, and best lenders to work with.

YOU: May not have access to the hundreds of websites available to market and promote your home for sale.
REALTOR: Has access to each and every avenue of showing your home for sale to the largest number of potential buyers. From video to the perfect listing pictures, a Realtor has the tools and experience necessary to get the job done – correctly!

YOU: May not know the best professionals to enlist during the buying or selling process. For example, a home inspector, painter, movers, home stager, and the list goes on.
REALTOR: Agents are constantly networking and work with these professionals on a daily basis. You can rest assured that you’ll get the best recommendation for quality work.

Would you show up in the emergency room and perform surgery (if you’re not a surgeon)? Of course not! A real estate transaction is just as complicated and should be left to the professionals.

5 Don’t Miss Hilton Head Island Attractions

Hilton Head Island is home to many well deserved hotspots, beaches, golf courses, events, and guided tours, not to mention fabulous restaurants, arts and culture, festivals, family fun days, and I could go on and on.

However, since we only have a small window of attention here, I will try and limit this list to include the top 5 must see attractions and things to do, from a local, like myself.

Hilton Head Island has all the elements for being one of the most fascinating, adventurous, most relaxing, and exciting places one can dream of experiencing at any age. This is the one vacation spot that definitely needs to be added to the top of your destination list, and please, don’t hesitate to plan a return trip so that you can experience all that you missed the first time around!

Here are a few things the island offers that will sure please any interest at any age.

1. Hilton Head Beaches
We have the top 10 beaches in the Country. You can’t go wrong with an average temperature of 70 degrees, year round. There are 12 miles of glorious beaches all with their own easy public access areas. Coligny Beach is probably the most popular, followed by Palmetto Dunes, Alder Lane Beach, and Folly Field Beach, to name a few.

2. Guided Tours
Hilton Head Island, Bluffton, and Daufuskie Island all offer extensive choices in historical, cultural, and/or ecological guided tours. You can’t help but notice all of the natural beauty and wildlife that has been so delicately preserved that surrounds you and everywhere you go on this island.

Whether you choose to walk, go by boat, horseback, or take it all in by riding a bike, there are so many fun, educational, and exceptional ways to experience this special island. Think Dolphin Watching and Nature Cruises, Plantation Ruins, Sailing Lessons, Discover Tours that take you to historic homes and sites, or a walking tour of the best dining spots around. Or maybe you’ll catch a rare sighting of one of the endangered Loggerhead Sea Turtles that roam in the darkest of hours. Here are 3 HHI guided tours to get you started!

Golf the Lowcountry
There are over 20 world-class championship golf courses on Hilton Head Island and over 40 more courses (many private) throughout the, Bluffton, Daufuskie, and surrounding areas. Not sure of your handicap? Take some lessons from any of the golf schools to improve your game while you’re here. Or plan on being a spectator at one of the PGA Tour Events that takes place at the Harbour Town Golf Links in Sea Pines Resort; like the Heritage Golf Classic. Golf on Hilton Head isn’t just for the adults. Make sure you hit one of the several miniature golf courses with the whole family, like at Pirate’s Island, Adventure Cove, and/or Legendary Golf.

4. Resorts
Sonesta Hilton Head Resort, Disney’s Hilton Head Island Resort, Omni Hilton Head Oceanfront Resort, Sea Pines Resort, and the Westin Resort Hilton Head Island are all resorts that go above and beyond to cater to kids of all ages and the whole family. You’ll find numerous activities and programs, like kids camps, adventure programs, movie nights, sports programs, arts & crafts, and educational island explorations, to name a few.

5. Restaurants & Nightlife
For any vacationer coming to the island you can expect to have your choice of many different culinary experiences. It’s up to you if you consider dining casually or in elegant attire for an evening. That’s the wonderful thing about Hilton Head Island, there is something for everyone! Of course there is an abundance of seafood fare and libations to be found at any one of these places. Alexander’s Seafood Restaurant, Chart House, Angler’s Beach Market Grill, Hudson’s Seafood House, and of course Big Jim’s BBQ are a few I recommend.
