Is it Smart to Pay Off Your Mortgage Early?

Being mortgage free would be music to any homeowners ears, but is it really worth it to pay off your mortgage loan early? The answer is yes and no.

Paying off your mortgage faster is a benefit in many ways:

  • When the loan is paid off, that entire monthly payment is now cash in your pocket.
  • Not having a monthly mortgage payment frees up that money for investing, saving, paying off other loans, or even taking that trip you’ve dreamed about for years.
  • You will have paid less interest than if you carried a 30 year loan.

Cons of paying off your mortgage early:

  • Some lenders charge a prepayment penalty – make sure you check the terms of your loan!
  • It could be smarter to use that money to instead start a college fund or contribute to your retirement accounts. Source: Yahoo!Homes

In addition to ensuring that you’re financially set after retirement, making contributions to retirement plans – like IRAs and 401(k)s – instead of paying off a mortgage early, is smart because the interest they earn is not taxed until you retire, says Walsh. What’s more, borrowers are able to deduct mortgage interest from their income, so when they put extra cash into an IRA or 401(k), it’s a huge tax deduction all around.

Plus, if your company has a matching program, when you contribute to your 401(k), you’re essentially getting free money toward your retirement. A matching program, according to the U.S. Department of Labor, is when employees contribute a predetermined portion of earnings to their 401(k), and their employer matches either all or part of that contribution. When you add up the amount your company matches over the years – the long-term benefits of adding money to your retirement accounts could be more beneficial than paying off your mortgage early, according to Hollensteiner.

  • There could be tax implications. I recommend talking with your accountant before making the decision to pay your mortgage off early.

While there are both benefits and cons to paying off early, your financial situation will ultimately determine whether it is a smart choice or not. If you are nearing retirement age, it could be more beneficial for you.

8 Tips for Disputing Credit Report Errors

Dispute Credit Report ErrorsYour credit plays one of the largest roles in obtaining a mortgage.  From the interest rate to the amount of the loan, accurate information on your credit report is key to the home buying process.

Let me start by saying that tip #1 is to check your credit report every year. Don’t wait until you’re ready to start the pre-approval process. How are you going to know if the information on your report is accurate if you don’t check it?

You can check your credit report once a year for free at annualcreditreport.com.

Tips for Disputing Errors on Your Credit Report

  • Don’t wait to correct the errors! As soon as you’re aware of a mistake, start following the steps to dispute it.
  • Assume the error is on each of your three credit reports and check them right away to confirm.
  • Closely check your reports for any other errors. Don’t assume this is the only one.
  • Be able to prove the error. Depending on the nature of the mistake, you may need things like receipts, credit card statements, phone bills, or other proof.
  • Be prepared to keep track of any and all correspondence regarding the credit report error. You could use one file folder for each of the three credit bureaus, keeping track of all phone calls, letters, emails; everything that happens during the dispute.
  • If the error involves identity theft like credit cards you didn’t open, put a fraud alert on your file. You do that by calling each of the credit bureaus and telling them individually. Find out what the procedures are to file your dispute. ALSO, file a police report and fill out a theft report with the Federal Trade Commission .
  • Be sure to file a dispute with the business that made the error, and find out what the correct procedure is to rectify the mistake.

You put time and effort into keeping your credit intact. Even a simple mistake on your credit report could hurt you, so don’t wait until you start house hunting to make sure everything is accurate!
